“Bella Vista is a project in which JRD is setting new standards for sustainability. You won’t find a gas connection or conventional air conditioning. The buildings are equipped with a 60 kW heat pump that uses energy from ten 160 m deep wells. Pleasant indoor temperatures are ensured by innovative heating and cooling through the ceiling with concrete core activation. Thanks to this system, residents can enjoy pleasant coolness and peaceful sleep in the summer, like the polar bears in the neighbouring zoo. The individual requirements of each client are also a priority for us,” said Jiří Bukovinský, Project Manager at Metrostav, Division 9.
In addition to the unique ceiling heating and cooling, each apartment also features a controlled ventilation system with heat recovery to ensure clean, allergen- and dust-free air for better sleep and healthier living. All the partitions are made of VAPIS blocks, based on natural raw materials without any other additives; they also have excellent acoustic properties. A smart home with the Loxone system allows complete control of technologies, such as heating, cooling, ventilation, shading, lighting and security, via mobile phone and also keeps the owner informed about energy consumption.
The Bella Vista residence was created by the leading architectural studio SYNC Architecture, whose co-founder Jakub Klaška also worked at Zaha Hadid Architects in London. It combines modern technology with artistic precision and attention to detail. The organic shaping of the terraces and balconies refers to the ornamentation of African cultures, while the clean lines and minimalist façade reflect the legacy of First Republic modernism. The narrow black strip that connects the window lines and unifies the overall appearance of the façade is a distinctive visual element. A staircase with a large skylight, decorated along its entire length with ceramic tiles with a cannelure texture made from stand-out milled strips, is a dominant design feature in one of the buildings.
The interior design is by the award-winning Formafatal studio and honours the combination of natural materials and minimalist elegance with an emphasis on quality and timelessness. The interiors are dominated by light tones, finely sanded wooden floors and superior Hanák lacquered doors in white. The bathroom tiles are large-format Marazzi Italian ceramics.
Metrostav’s builders paid great attention to the shading of balconies and terraces, which is provided by aluminium blinds and wooden pergola elements that create interesting shadows on the façade. The terraces use highly durable thermo pine wood, which, thanks to a special finish, has a dark brown shade and excellent weather resistance. The green roofs of both buildings help regulate the microclimate and create harmony with the surrounding area.
The exterior landscaping includes a carefully designed community garden with vegetation islands inspired by the African savannah and an illuminated pergola, a practical bike washing area, a children’s playground and relaxation zones to support community life. Troja’s location means it combines a country feel with urban comfort. In addition to exceptional living, Bella Vista residents can also enjoy direct access to cycling paths that follow the banks of the River Vltava with its beautiful scenery. The nearby slalom canal with its wild rapids for kayaks and rafts is also famous.
“Greenery is an integral part of the Bella Vista project. Green roofs not only contribute to microclimate regulation and heat island reduction in the city, but also provide aesthetic and ecological value. The community garden offers residents a space to meet and relax. Our partner JRD succeeded in creating a welcoming environment that promotes a healthy lifestyle, a connection to nature and neighbourly togetherness,” said Petr Roupec, asset manager at the investment group RSJ.

The Bella Vista project was born with a vision to create exclusive housing that offers not only comfort and high-tech living, but also harmony with the surrounding environment and a healthy way of life. Completion is planned for August 2025.
